5 Things To Do When Purchasing a New Home

The process of getting a new home is very exciting and there are tons of things that you will be itching to do. Want to start checking off your very long list? Here are 5 things to do when purchasing a new home.

Follow your agent's lead when making an offer

When you are purchasing a new home, the “finding a home” process might be a bit foreign to you. Plus, it has the potential to become stressful, as well. To reduce stress and to make the process as easy as possible, follow your agent's lead. The first step to this is to find a really great agent. (For my Georgia friends, my husband, David, is an agent and would love to help!) In order to find someone great for you, make sure you read reviews, get word-of-mouth testimonials (if possible), and definitely interview them, just to ensure that it’s a great fit for all involved. Once you do that and find your dream team agent, follow their lead throughout the process. Of course, you can always put in your input, but they are the expert in this game, so if they have any ideas about how to go about the process, definitely listen up and follow their lead. This especially goes for making an offer. They know the ins and outs of the current market and can make suggestions based on that specifically + comps and the interest in the home you are wanting to make an offer on.


Start planning the moving process early

When you secure a home by getting an accepted offer, you will have a lot to do, but one thing that isn’t spelled out for you that you definitely need to do is plan to moving process well before you actually need to. Create a spreadsheet of everything that you need to do. Packing up your old house, cleaning your old house, moving (do you need to hire movers?), cleaning your new house, unpacking, and whatever else you might need to do or consider. Add it all on the list and go from there! 


Explore your new city

If you are moving to a new city, definitely explore your city some before the big move! My friend recently moved to Canton and she was NOT excited about the food options. Luckily enough, she tried out a local coffee spot and was so surprised at how good it was. Organic coffee and syrups and so good. Definitely up her alley! With that being said, explore and learn your new city before moving. You might be surprised and happy with what your new offerings are!


Get an inspection done

The most important aspect of buying ANY home? The inspection. There are so many things to consider when buying a home, but one thing that you want to be prepared for is future improvements/fixes. Have a long talk with your mortgage broker

Before you agree to pay x amount for a home, have a long talk with your mortgage broker (I probably should have made this the first paragraph!). You need to know how much you can afford, but in addition to that, you need to know what is manageable for you. NEVER go to the top of your budget. Have that talk with your broker and figure out what is a smart investment for you now and in the future.
